Estate cleanouts are one of our most common calls from
Belmont — and one of the most involved jobs we do.
Belmont has one of the highest concentrations of longtime
homeownership in Greater Boston. Families have been in the
same house on Leonard Street, Payson Road, or Concord
Avenue for 30, 40, sometimes 50 years. When those
properties finally need to be cleared — after a passing,
a move to assisted living, an inheritance transfer, or
a sale — there's usually a full house to deal with. Not
one room. Not a basement. Every room on every floor,
plus whatever is in the garage and the basement that
nobody has opened since the 1980s.
We handle it. Every room, every floor, every item.
Free on-site estimates for larger jobs — no obligation.

What a Belmont estate cleanout actually involves
Most people calling for an estate cleanout in Belmont
have never done one before. Here's what we typically
find and what we do with it:
Furniture from multiple decades.
A Belmont Hill colonial or a Concord Avenue two-family
that's been in the same family for 40 years has furniture
from multiple eras — solid wood bedroom sets from the
1970s, dining room furniture from the 1980s, living room
pieces that were replaced and moved to a spare bedroom
rather than thrown out. We carry all of it out. Solid
wood armoires that weigh 200 to 300 lbs and haven't
moved in decades. Dining sets that seat ten. Bedroom
sets across three or four rooms. We disassemble what
needs to come apart on-site and carry the rest as one
piece.
Appliances in multiple locations.
Main kitchen appliances that need to go. A second
refrigerator in the basement that's been running for
20 years. A chest freezer in the garage. Washers and
dryers in the basement laundry. We handle MassDEP-
compliant refrigerant recovery on all Freon appliances
as part of the job — you don't arrange that separately.
Decades of basement storage.
Belmont basements in older colonials and two-families
are deep and they fill up over time. Cast iron radiators
from a heating system conversion. Old tools and hardware.
Boxes that came from a previous house and never got
unpacked. Holiday decorations going back thirty years.
Furniture that got moved downstairs to make room
upstairs. We clear it all — floor to ceiling, every
corner.
Garage contents.
Lawn equipment, bicycles, old paint cans, tools,
sporting equipment, boxes. We sort what can be donated
or recycled and haul the rest.
Items that need sorting before disposal.
Some estate situations require separating items the
family wants to keep, items worth donating, and items
that need to be hauled. We work with whatever system
the family has set up — items already sorted, items
marked with tape, or a general instruction to take
everything that isn't personal documents or valuables.

Who calls us for estate cleanouts in Belmont
Adult children handling a parent's property.
The most common scenario. A parent has passed or moved
to assisted living. The family is local or out of state.
The house needs to be cleared so it can be sold,
transferred, or handed to a new owner. Most families
haven't done this before and aren't sure where to start.
We give a free on-site estimate with no obligation,
tell you exactly what it will cost, and handle the
entire job in one or two visits depending on the size
of the property.
Attorneys and executors.
We work with probate attorneys and estate executors
throughout Belmont and Greater Boston who need a
property cleared on a specific timeline — before a
closing, before an estate sale, or before the property
goes to market. We show up when we say we will and
we get the job done.
Real estate agents preparing a property for sale.
A Belmont Hill estate that hasn't been updated in
decades needs to be cleared before staging or listing.
We work with agents and their clients to clear
properties on tight timelines. Same-day available for
urgent situations when you call before 2PM.
Families handling hoarding situations.
We handle hoarding cleanouts throughout Belmont with
care and without judgment. Full properties, every
floor, every room. We work with families, social
workers, and property managers. Free on-site estimates
for larger situations.
Landlords and property managers.
A longtime tenant finally moves out after years in the
same unit. They've left furniture, belongings, and
years of accumulated items. The cleaning crew can't
start until everything is out. We clear full units
same-day when you call before 2PM.

Where we handle estate cleanouts in Belmont
Belmont Hill
The largest and oldest properties in town. Colonials,
Tudor revivals, and early 20th century estates on
Leonard Street, Payson Road, Maple Street, and the
streets around the Belmont Country Club. These
properties have carriage houses, full basements,
multiple-car garages, and attic storage across two
or three floors. A full Belmont Hill estate cleanout
is typically a two-day job with a full crew. Free
on-site estimates — we need to see the property before
we quote accurately.
Belmont Center & Concord Avenue Corridor
The older two-families and colonials on and around
Concord Avenue, Common Street, and the side streets
near Belmont Center have been owner-occupied for
decades. These are full-house situations — three
bedrooms, a dining room, a living room, a basement,
and a garage. One crew, one or two visits, full
property cleared.
Cushing Square & Trapelo Road Area
The mix of two-families and rental properties near
Cushing Square generates landlord turnover cleanouts
as well as estate situations. Properties on Trapelo
Road, Common Street, and the surrounding residential
streets near the Watertown border.
Waverley & Wellington Brook Area
The southeastern end of Belmont along the Watertown
and Cambridge borders. Smaller properties, older
ranches and capes — less volume than Belmont Hill
estates but still full-house situations when a
longtime owner finally moves out.
Payson Park Area
Larger properties near the Lexington border on Payson
Road and the surrounding streets. Estate cleanouts
from the Payson Park area tend to involve larger
lots with more outbuilding and garage storage than
the denser parts of town.

What happens to items after we haul them
We sort on-site and don't skip this step. Furniture
in good condition goes to donation centers — we work
with local organizations throughout Greater Boston.
Metals go to certified recycling facilities. Mattresses
and electronics go to MassDEP-certified processors —
both are banned from Massachusetts landfills.
Appliances with Freon get certified refrigerant
recovery. What can't be donated or recycled goes to
a licensed transfer facility. Nothing gets dumped.
We don't charge extra for sorting and donation drop-off.
It's part of how we do the job.

Free on-site estimates for estate cleanouts.
For a full property — especially Belmont Hill estates
and multi-floor colonials — we prefer to see the
property before we quote. It takes 20 minutes and
costs nothing. We give you an exact number with no
obligation before any work starts.
For smaller situations — a single floor, a basement,
a garage — text a photo and we give you a price in
minutes.
