Every September 1st, the majority of Boston's leases turn over simultaneously. Allston, Brighton, Fenway, Jamaica Plain, Mission Hill, and dozens of other neighborhoods flip over in a single 24-hour window. It is the largest single-day moving event in Massachusetts — and the busiest junk removal day of the year in Greater Boston.


What landlords face every September 1st:

Boston Trash Rules Landlords Need to Know

Most landlords learn these rules the hard way — after a code violation notice or a failed BOS:311 pickup.


Furniture: Standard furniture can go to the curb on your regular trash day without scheduling — but items must be neatly placed, curbside by 6AM, and not blocking pedestrian pathways. Exceptionally large or heavy items require a private hauler.


Mattresses: Require separate BOS:311 scheduling for standard residential pickup. Buildings with more than six units cannot use city mattress pickup at all — private hauling is required by law. Placing a mattress at the curb without scheduling may result in a code violation fine. The City of Boston lists Marvin Junk Removal on their official Large Residential Buildings page as a private mattress hauler.


Appliances: Appliances containing Freon (refrigerators, freezers, AC units) require a BOS:311 appointment and certified Freon removal before the city will accept them. All commercial properties must use private haulers for appliances.


Electronics: CRT devices (older TVs and monitors) require a BOS:311 appointment.


Construction Debris: Not accepted by the City of Boston under any circumstances — not curbside, not as bulk, not through BOS:311. Private haulers only.


Buildings with 7+ units: The city provides trash collection but with strict receptacle requirements. Mattresses, appliances with Freon, and construction debris always require private hauling regardless of building size.
